A 1031 exchange could defer both capital gains and depreciation recapture taxes if you reinvest in another like-kind property. 

The fee should be relatively small compared to the investment in a meaningful direct mail campaign.You may also want to chat with a few title companies about what kind of transactions they'd be comfortable with.

And I get great feedback from them (my clients), but wanted to ask some non-clients what kind of things they're looking for in an agent helping them invest from as far as across the coast or even the ocean sometimes?

I happen to agree with most of the folks on this board that this kind of structure is overkill.Also, understand there can be issues getting a mortgage with an institutional lender and potential problems getting title insurance.

They really don't have the power or right to place any kind of lien on the property while they simply have it under contract and aren't doing any improvement to the property.
