@Kyle Ransom That depends.Are you going to try and start off with used furniture or buy all new?

We used an interest free credit card to stage, and were caught up on rents by the end of the second month, had the furniture paid off by month 4, and kept rolling.

I give all tenants felt pads when they move in to place on all furniture.

They're all cute and well-kept with newer furniture and within a 10 minute drive from the main drag in Pigeon Forge/Gatlinburg, and while I really like all of them, none of them are vastly more special than a thousand other cabins in the area.  

The tenant was charged a reasonable amount (roughly $300) for a comparable replacement fridge, among other things (cleaning, illegal dumping of furniture, etc) and ultimately lost over $700 of her security deposit.

Cost of furnishing is not limited to the cost of furniture but labor costs to furnish home can be high.

I had some in the past that really wore down my furniture prematurely.The second tip is I find my younger renters like digital payments and messaging.

How much of that extra $900 a month (or $30 per day) is chewed up by the necessary furniture, appliances, utensils, linens, appointments, maid service, B&B and visa card commission, and hotelier paperwork, increased maintenance and cleaning due to frequent turnover, vacancy factors during turnovers.

Then you can drop a bomb on them and offer to buy their furniture and appliances that are in your house.
