Medium grade sounds much better when you walk on it, your installer will not hate you and is also more resistent.Any certain brands of lvp you recommend?

Hi Bryce,Although this is a three month old thread, but its still fresh opinion about the Soo market.You are right it has a huge potential for student rental, just one need to aware of the area they are investing.

In September of this year, they were selling 1800 sqft brand new built homes for $465K, now those same homes on the same street are listed for $399K-$409K. 

I am fresh in the industry of real estate investment and here to learn how scale in real estate across the country for cash flow and to retire in real estate. 

The LL's I've seen come out the best are the ones who have the best leverage and willingness to "fight" (or spend the money to fight) the big brand when necessary.

Still no economy to support the increase in home prices, so needless to say we got hit pretty hard in the Crash...Other drawback to the area since there is a shortage of Economy up here, would be the Commute time up and down the Cajon Pass, 4000' elevation climb in just a few miles, " the Pass" has been know to ruin a brand new car before you are even done paying it off, so figure in a new car payment if you are thinking about commuting to work from here...
