It's taken 2.5 years but it's starting to do pretty well-- however I certainly did NOT have the experience necessary going in, lol.I agree that the prospects hinge pretty heavily on the city and neighborhood, but at that price it's probably worth a shot either way and I like the bold approach.

Hey Jeff- I am familiar with this exception, but I don't love it for a couple reasons--It doesn't protect landlords from a civil suit and I believe it makes some people TOO bold

It seems uncommon to see a sponsor so transparent as to boldly list the full data upfront w/o one asking: all deals, all full cycle outcomes, and all held deals WITH "Deal to date" results vs original PPM projection.
