We have begun to research neighborhoods in some of the smaller towns surrounding Dallas, I think there might be some opportunities for BRRR with lower cost SFH's. 

I've begun reaching out to hard money/private equity folks to see if they might be able to help us.

I have begun to think the the sellers are right and I am wrong.

So I've begun looking in my areas for homes that aren't listed for sale, but through looking at the tax records I can see the owner doesn't live at the address.

In the short time that I have begun pursuing REI, I have found that what you and Natalie said about the Marysville area to be quite true.  

I asked my attorney what recourse if any we had since we paid for property taxes for the month and lost time for what I would have begun day 1 after closing, and was told that if we were going to attempt to hold the $1k he had put down, the buyer could end up contesting and the legal fees would not be worth it.
