I've bought properties before via "Subject-To" but I've never done a novation or a land contract. 

My only concern is that the introductory/basic plan has a 5 envelope limit - assuming this is a monthly limitation - and I may have 5+ applicants that are duds before landing on one that I am comfortable with based on screening criteria etc...

Partnership deals, asset protection using Land Trust,Umbrella Insurance etc

The owner wants $600k for all units plus the land. 

He figured worse comes to worse he could sell the property for land value and still recoup more than he paid for the property.

I've learned a few lessons the hard way but I landed here while listening to "The Book on Real Estate Property Investing" by Brandon Turner.

Life events and interests change over time too.Aside from that, for me personally, 15 properties is no man's land. 

Mind you the land lording laws are not as friendly in NY state but I think you'll have a better shot at finding what you are looking for in NY. 

I keep portable AC units for tenants to borrow, so are using one of those to cool the bedroom.I have at least 20 trees down at one property with land and they missed the house but landed on my storage building. 

As you build up equity or cash you can start to grow into mobile home parks, SFH, fix flip, MFH, land development,’etc.
