Tenants are estatic with tile counters and $3 backsplash, inexpensive laminate and newish appliances All of my rentals are 2%-3% and up

I like it because when it came time to getting backsplash for one of my kitchens, I fell in love with a really expensive tile set.  

Our markets may be different but I say maybe change the knobs and go with stainless steel appliances plus update the backsplash.

Less headache, lower rent, happier long term tenants:))) It is better to invest in more reliable attractive factors like countertop, backsplash, tile, vanity.

First, the paint colors are really nice and I think the kitchen looks great as far as appliances and back-splash and counters, as well as the siding and the wood railings outside.  

If you can afford it, replace the laminate and if you can afford more, add a backsplash to give it personality.

I find the grinder especially useful for tile backsplash jobs.

We now do quarterly inspections of our properties to make sure tenants are not painting, changing light fixtures, installing backsplashes, staining kitchen cabinets, spray painting the patio, etc.

I also put in kitchen mosiac backsplashes too, I buy up tile when I see them heavily discounted at Menards and tenants are just foored when they see that also.

This is where your buyers fall in love with the house.....Counters, appliances, backsplash, sinks, floor.........This is where you need to spend the money.
