I could not make it past the set up stage.

I’m in the early stages of exploring the market there.For investment purposes, I’m looking at anything that makes sense, number wise.

So my question is, where can I find analysis tools or spreadsheets that I can use to work out the numbers and put together a formal/semi-official/convincing package to present to the prospective investors?  

I have also been looking for my first investment property in the South Jersey area, and have been doing a lot of "driving for dollars" and deal analysis for properties in Oaklyn, Bellmawr, Audubon, and Riverside. 

Would that change anything in your analysis?

Seriously, I spend a few minutes doing a quick analysis.

This method helped me connect with other investors who were looking for different ways to spend their money and were interested in passive income.Being a thought leader gave me a stage that made me look like an expert in investing in real estate.

@Eric Yu & @Todd Goedeke just went back to my initial analysis, and it looks like the 50% CoC I noted in the initial post was only looking at the downpayment (didn't have any closing costs on this one).
