Have you considered partnering to alleviate some of the bad fear and credit? 

I do understand that acquiring MFHs would alleviate this issue to a degree, however, I am asking in principle.

It might be able to purchase some long tail insurance that would help alleviate this somewhat though

I had a conversation w/ my bank, and he certainly alleviated some of my concerns.

I am looking to get licensed so that will probably alleviate a lot of the headaches. 

The rate is fixed for 5 years and then can adjust as defined in the contract so it does not alleviate the interest rate risk, but you no longer have the maturity risk.

Since you financing the entire purchase your payments will be higher but the added income should atleast help alleviate your payments allowing you to more quickly save up.

That alleviates MOST problems.
