I might be concerned about regs regarding this sort of thing.

However, we’re concerned about its current condition and whether we can sell it for a reasonable price.I’m looking for advice from experienced investors on the best course of action to minimize our losses.

My main concern in FL is the flood and storms.

My concern is their power.  

For me Appreciation is icing on the cake and an after thought as I have NEVER concerned my self about APPRECIATION.  

My main concerns would be:- corruption- collecting rent (what to do when tenants default?)

But, bleeding hearts don't seem concerned about actual results only on patting themselves on the back for their good intentions - despite the devastation they ultimately cause.Andrew, I don't know how old you are.. 

However, I understand your concern about giving up control.

Since we are long term owners and not doing flipping, cash is not as much of an immediate concern for us since the purchases we make require less upfront cash due to minimal rehab necessity.
