Hi Paul,Sounds like the 401k loan option isn't a bad bet for you to pay yourself first.You could also consider putting a little less down on a property that needs some touchup (20% down conventional to avoid PMI if you can).

Needs new kitchen and baths and new roof, refinish hardwood floors and cosmetic touch up.

We came in, did minor touch up and re-rented the place within 2 weeks.

Do you feel you need to have excellent photos to start with or can they touch up photos and stage? 

It will show up every single defect in the wall and it is a bear to touch up later.

I use flat because it is significantly easier to touch up since I don't have to worry about the sheen fading. 

Things like trim, paint touch ups, final caulking, etc are all very painstaking work.  

I prefer higher class rentals where Im just doing some paint touchup on turnover.  

They asked me about hanging a few small shelves in the bathroom and asked if I had touch up paint for when they take them down.

I could argue the touch up paint either way.
