Might be time to invest in a new one depending on the class of the rental.Also to chime in, Sears has the WORST customer service I've ever encountered, rivaled only by spectrum.  

It is a great place to learn.Ironically i am at the exact opposite spectrum from you.

Or, if you stay in NYC try to buy into one of the low/middle income co-ops while your income is still on the lower end of the spectrum there but you have ample savings...good luck with it!

Account ClosedThere is a substantial spread between a live-in superintendent who handles day-to-day matters (cleaning, minor repairs, etc) and light turn-over activities and full property management (advertising and leasing, managing service providers, receipts & payables, etc).Without knowing your role activities, it's hard to determine where you might fall on that spectrum. 

IF ANYONE'S INTERESTED IN A COOPERATIVE 'PROJECT' to also target the people on the lower end and/or higher end(s) of the spectrum, there's a market for BOTH as well as the middle.

When doing my flips, I usually paint different gray shades with accent walls having a color in the similar gray spectrum. 

Squeezing every cent of money out of people at the other end of the economic spectrum is not noble nor helpful nor admirable.  

My car is on the low end of the spectrum and about 1/3rd of my guests are less than desirable. 

However, having been in this game on both ends of the spectrum I have found that most smaller investors ($1M-$5M) have no real discernible strategy.
