We've had clients get phished/scammed sending to the wrong bank/account and these things can occasionally be reversed as long as the recipient is not long gone.

It has to be repaid if you ever sell those properties - again unless you do a 1031.So I too am a firm believer in not flipping property unless you are needing the cash from your flipping business to live on ( or the occasional fun project lands at your door stop).

Most get corroded & fail giving you the infamous air locks that cause havoc to effective heating, then you have the occasionally failing $118 solenoids & that expansion tank replacement every 3-4 years.

Prior to this, the demand for contractors was so bloated that rehab budgets were getting blown up 20k above what they should be simply due to demand.I do not think that this competitive sprint in the market will last forever.

I occasionally would hear opinions that 2008-09 was a once-in-a-lifetime event and the next recession will be more mild, plus it will probably be caused by something other than housing, implying that multi-family won't fare as badly as it did back then, which wasn't bad at all for some operators in some markets.
