I personally like Alabama and Tennessee a lot, depending on what specific area you're looking at.Look for Class B or C properties in stable rental markets, particularly single-family homes or duplexes.

My wife and I own a single-family home in a top school district.

I mean really, I don't even talk about my money with family members, some of them would be the last ones I'd say anything to, but the have an idea, that's all they need to know.
