We currently own a new house that was built before we moved in, and it is in a developing neighborhood, we are going to rent that house out then move into the house we just bought and do a live-in-flip and possibly sell or rent after two years to avoid the capital gains tax on the profits.Our goal is to get as much stuff done to the house as we can before we actually move in because we have two small children and it will be rough trying to live in construction zone with these two crazy babies.So, so far we have taken out the whole kitchen, removed ugly tile in the living room and two bathrooms, and started demoing the laundry closet.

Here's a small excerpt from my 10 page lease... 1.CLEANING:Tenant(s) is responsible for cleaning all areas of the Premises, including but not limited to; living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces.

-also some tenants may feel that since they are "paying" for the utility they can use all they want, ie have their relatives come do laundry etc so keep an eye out on that.

Now a coin op laundry seems attractive to me. 

This is also the type of shower head that will turn off a woman buyer with long hair, because most of us do not want to have to wash and dry our hair every day. 

I had a landscaper come out and tell me that I've got a problem with my patio installation being too high because they have to fill dirt above the siding for the wash out.

I have raised rents on 3/4 of the units, brought an old laundry room back to life, and added storage sheds on the property for additional income.

I want to have the tenants remove them and put in coin laundry.
