My educated speculation...I am confident New York City is not dead but it did get the kick in the balls that it desperately needed.

However, I never hear people do it.I desperately need advice, how to accomplish it without losing much market value.Dennis

We aren't desperate so we're waiting for the right property.

Every day I meet people who are desperately needing to sell their house due to divorce, relocating and various other reasons.

But desperate times call for desperate measures. 

They know there is some newbie out there desperate for a deal that'll pay --- worst overpay --- and so they'll sell their deal. 

Or if you desperately need the funds, the loan terms are very generous and can still be used to keep your business afloat....even if the amounts are not forgiven. 

It does have a busy shopping area, and a mall that desperately needs attention.

ANYONE please tell me the logic behind yellow letters, red ink, doodles and what ever desperate measures there are out there to feniggle a lead out of thin air...ALL please please listen carefully to me,It is NOT about how to write their name, or what color card you chose... it is about having your message reach a motivated seller.Once it reaches said motivated seller,  how credible are you to them.Less focus on ways to deliver your message and more focus on filtering non-motivated sellers from those that are motivated.

A property for sale for 20k tells me a couple of things (depending on the neighborhood) -- its severely distressed, the tenants are squatting, the neighborhood is garbage, or the seller is desperate for cash.
