However, I also add in a clause that should I not be able to deliver the house through no fault of my own (i.e. theft, village not passing occupancy, etc), then they are entitled to a full refund of the monies.So technically it is a deposit that can be refunded.

I am doing a little in Spring Grove Village and they are similar in that they are close to more desirable neighborhoods, the crime rates are low and they are super affordable, but most people aren't looking there.
