I would never consider using Ikea (hate that store by the way) when you can buy Chinese knock down Shaker style in White, Expresso and Gray in any market.

Scott Thompson Assumming it's a rent-ready SFR property (either because you're buying it with tenants or you've completed renovations), I would make sure I had $5k liquid, and access to at least $10k in some sort of credit or liquid investment, and access to more as a backstop (from family, friends, whatever).Part of that is maintenance, but part of it is to handle potential lack of rent payment.I expect I'd feel different in a different market with Different price points.

Just replace that grout, buy a coordinating shower curtain from Overstock.com with and paint the vanity and trim in a steel gray, like Valspar's Beguile or similar.
