@Barbara Goodman The ARV on this house is 190k and that is a conservative number.As far as grades go I do not think there is anyone that sets the grades it is more an opinion of an investor or real estate professional that is familiar with the area.

The largest hotel/casino closed in mid const, never a good sign!!

People are just irrational; that's why the casinos are booming here.Anyway, I don't know if that's statistically significant enough to point to a reduced demand for Moore housing around this time of year or not.

But Governor Sisolak has allowed casinos to open and I really feel our property rights should have been the first thing restored, not the last. 

@Avery Goodman no offense to your attorney, but I might talk to someone else a bit more objective, make it clear you will not use their services only their advice and pay them for their time otherwise by the time you get 100 rentals you could be filing 50 different tax returns if each LLC owns only 2 SFRs.

Look for beaches, amusement parks, shopping, casinos, restaurants, popular yearly events, etc.
