I'm going the "wholesaler" route to find myself more deals to rehab and rent.

We know what the cost is to pay for some work and determine if we do some ourselves, is the time vs money a route to go. 

@Lau Cor you are probably not going to find many on market deals in Colorado Springs that you can get for 80K down (<$400,000 purchase price) that will break even with a DSCR loan.

Gordon, did you ever go forward with the refinance to move on the boutique hotel?

Furthermore if they are always paying they probably will stiff you in the end if they know they aren't going to get the deposit back. 

In a suburban area, typically a 1 mile radius is the benchmark and you need a good reason to go out farther.
