However this would obviously require substantial work and we probably wouldn't have the funds for years.Since I think we'd be losing money to rent it out (if we were to move) at our current rate with a conventional loan, I'm imagining maybe some kind of seller finance situation... which gets back to my question, what kind of deal could we present to our landlord that they might find appealing and gets us the chance to at least break even on rent?

On the rent-by-room question: that is correct, about 18-24 months ago, rent-by-the-room was okay in the DSCR space, but those times are behind us.

Localized knowledge for an agent or investor is needed to answer most of these questions.

I will say, short term rentals require a bit more work, and if you are moving out of state, you may want to take a look into getting a property manager ( take that cost into account when running the numbers ).I hope that helps, reach out if you have any more questions.
