There are many offers but besides elevating the sales price as a concession, I was given the option to allow seller temporarily renting the home for one week after closing per sellers remarks.I have never seen this before where buyers would be willing to agree to the terms allowing buyer to stay after purchase has come to closure.

That's real money saved right there for sure, but when you facto in the elevated risk that it presents (buying properties blind sometimes, very limited inspection ability, no agent fiduciaries in the whole equation, etc) it's a LOT of risk for a 7% discount IMO.

I think moving forward our numbers are going to keep getting better for a combination of reason but leading ones will be the fact that people don't yet feel comfortable with the idea of a hotel (shared spaces, elevators, shared ventilation etc) and the reality that since people are staying for longer you can't beat the comfort of having a full size apartment with kitchen and washer and dryer to a hotel.
