I've noticed a lot of coffeehouses decorate their spaces by advertising local art that customers can purchase.

Do you have any recommendations for one that can be customized with clauses and downloaded-  not just sent to tenants online once done? 

Then look at what amount of capital, time, and energy you can deploy which will help determine your market.

That used to be a big deal, now not so much.....There was a long period where that was not really a consideration yet people continued to prefer separated rooms.And to the extent that energy costs continue to rise it is likely to be relevant again (and actually already is for a lot of people). 

This doesn't have to be the one you choose, but you should focus your energy on one asset class or strategy to vet it thoroughly.

They might not care since I have been a solid paying customer for the decade and a half of having the loan.

In my opinion most banks will offer a business checking account, but you'll want to save your time/energy to those banks that can also help you on the lending side.
