The property that I am buying is about 4miles from the city and about 2 miles away from the lake and a mile from the casino so its in a decent location!

NV = casinos, WA has 4th highest sales tax.

Over the last several years casinos have went up, Ford Field (Lions) and Comerica Park (Tigers) were erected and people who loved the city began brainstorming how to revive it.More recently, Little Ceaser's Arena (new home of Pistons and Red Wings) construction started and is due to open Sept this year.

In Bethlehem, where I live, we had a casino built in recent years (Sands), there are universities close by (Lehigh, Lafayette, Muhlenburg), good hospitals, and job growth as well. 

We are "Hollywood 2.0" thanks to Mark Wahlberg and have more businesses other than casinos coming in at a steady pace.

Stock market (in my opinion just a little bit better than the casino lol)4.

The house was bought with a flippable intention in the long run as far as school district, neighborhood, and minor rehab.I want to invest in my local market which is the Boston and surrounding suburbs which is a high and attractive market which still has room growth due to increase in job demand from next new casinos, hotels, GE, and Amazon. 

We are getting a Hard Rock casino that should be done in 2025.  

Its in the same Tri Cities area mentioned above, but it has the new Casino going in so there is a lot of potential.
