Thanks for the warm welcome Brandon.Yes, I'm also an Illusionist (kinda like Criss Angel and Derren Brown) and I've been very passionate about it since I was 6 years old.A few years ago, I used to work in a restaurant where I used to entertain people by reading their minds and bending their spoons and forks with my mind lolIt was fun, but I was still trading time for money, which is something that I always deeply despised.

Good one's are busy and more expensive but stick to budget.In our area we do whats called a pre app conference.. you hire your engineer and they put a plan together etc.. but for a simple lot split its pretty much over the counter.but yes this person can certainly go to the counter and get the basic's IE zoning minimum lot size minimum lot width and depth requirements etc.I guess I just default to straight to the engineer or surveyor since I I usually have a pretty good handle on whether its feasible before I start anyway.I see your in Browns Valley back in the day I was the lead on the project up on Hammaton Smartsville road... sat in many meetings there in Yuba county.
