There is a really good book the BPs bookstore on on Amazon called "Buy, Rehab, Rent, Refinance, Repeat" by David Greene. 

You can actually buy books on Amazon or the bookstore that can guide you through filing it yourself which is how I do it.

After living in it for a year, you can move out and rent the entire property without having to refinance it.The only legal document you'll need is the lease agreement and applicable addendum (pets, roommate rules, etc.).Go to the BiggerPockets bookstore and buy "Set For Life" by Scott Trench and "House Hacking" by Craig Curelop.

I would read both volumes of the multi Family Millionaire from the BP bookstore.
