Often the 2nd makes you jump through hoops and will attempt to get more money, including asking the client to wire money before the closing, but they almost always end up taking the offer from the 1st.

Even though I am 62, I hope to have a few years of actual retirement doing the things that are enjoyable and being relaxed with some saved money and investments still providing me with money.I know alot of this is probably hard to believe but my attempt is to inform you not feeling too shocked at what I said and wanting to be believed. 

I was also on the fence about that sentence, it was an attempt to create a sense of urgency.

This of course may not be in every case but if you not experience it will most probably turn out not really being in your own interest to attempt to do a lot of the work yourself or by using cheap unskilled labor.

What he decides to do with it is his choice, he’s not acting as a realtor selling others properties so he doesn’t need a license (check local laws) and he isn’t at fault for attempting to sell his future property.

I’ve been in the mortgage business since 2003 but never turned the corner into investing (aside from a failed primary residence attempt in 06 - perfect timing, I know).

When you market for sale a property you have "equitable interest" in, you are attempting to sell something you don't yet own.

If we bring in mobile homes or RVs we would attempt to get tenants on a rent-to-own basis in order to avoid overhead and maintenance.
