Here in Texas we benefit thanks to you guys when we see the warnings on materials "known to cause cancer in California". 

It's a super fair warning to say that if you're mimicking investors that got started in the last 3 to 8 years, you need to understand they have only been investing an a big expansion.

Here is what I collected as "warnings" or lessons (from various sources and some experienced myself) about foundation problems and/or repairs:1.

I am curious: when I start visiting homes, what are questions and warning signs I should be looking for to get an idea about the property's condition.

Definitely heed the warnings about insect and moisture inspections.

@Quianay Laing The typical language in most sheriff's/trustee's/foreclosure sales warns that you are buying the property "as is", "where is," including title defects and subject to any senior liens.

Some of the more active members will be happy to respond with their endorsement/warning. 

My friend them asked if her could issue a warning he said no.

I do warn this is not a big time cashflow area, like Memphis or KC, but you can get $ 130 - $180 per month on newer properties

Due to unforeseen circumstances I ended up spending more than I anticipated (like everyone warns).
