Currently I have 2 accouts in my name at my current address's I have the property management meter gas & electric which is the main meter for the priority & my own which is my apartment.Ask me how I had 2 accounts at the same address?

I also own properties in landlord-friendly states where there's no rent control, so I don't need to pay someone to leave in order to increase the rent.To address the other points in your post:This is why having a proper purchase and sale agreement is so important.

@Ben Halloran I use a service, [email protected], which lists the names and addresses of deceased property owners, based on obituary filings, which preceed the probate publications by weeks or months. 

I want to address space/safety concerns before beginning any kind of screening process. 

First, you'll need the property's owners names and mailing address.

Create columns for Name, Street Address, City, State, Zip and then contact info: Last Contact, Relationship, Status, Email & Phone.IMPORTANT: do NOT ask people for THEIR business, ask for referrals!
