Waiting on seller confirmation to sign that (crucial part I expect hah)Some good news, got the inspector back to finish the job, and contractors for plumbing, HVAC and framing to come in today and I am waiting to hear back what sort of work needs to be done. 

And you still own the commercial property at some sort of a net positive per month so you can list that.

Being someone who is interested and house flipping/ home renovation BUT is not handy at all, what are the best resources to learn and get better at this sort of stuff.

thanks for your input. im not concerned. ive just never done hard money. thanks for your insight and information. i have all of the information you suggested will be required. im attempting this next week. my worst case scenario is a hard no. that just makes me work harder

I figure the absolute worst case is the educational portion of most RE training is useful for anyone involved with RE investing just to understand the knowledge domain better, you know?

On top of that insurance for the units went up and so did property taxes so what was once a very profitable commercial rental has turned into my worst performer. 

We don't want to leverage it for the sake of leveraging it, but we are sort of treading water. 

It's one of the harder markets to find cash flow in, on average, in the US right now, but not the worst.
