Direct beach access, and a little pool; but no lazy River or giant pools, no gyms, etc; just slightly more of a residential vibe. 

The cites and communities ringing the lakes are still affordable and offer access to fresh water and more moderate weather.

If you don't have water, sewer, and power at the property already, it will substantially limit how many units you could feasibility build even if 100% of the land was otherwise usable.
