I suspect bars are more successful.Likewise, anyone looking for an "easy button" in real estate investing is likely wasting their time.

Additionally, I am well-versed in the tax benefits of using an S Corp to treat each property as inventory, which can save you on short-term gains.Don't waste your valuable time on bookkeeping when you could be focusing on other important aspects of your business.

If it was me, and I found another opportunity, I would cut my losses, especially if you can't fix the physical issues.

Most do survive the cuts and make it to the sale.  

If you get the appraisal back and there's an issue with the value, you can sit down with builder and see where you can cut back on your costs.Side note.

(It is due to a tree that the city grew and will need to be cut down immediately to remediate the problem). (12k for the replacement of pipes and ~5 kfor tree) 

I bet since you spend a week there you probably are in this 5k  now if you give up you wasted that money.
