I understand it's a long term game.

In fact we just did a presentation on this last night we'll have a video out in about a week.

There are a lot of owners that have great purchase prices and 3 to 4% Interest rates that bought 5, 10 or more years ago.If you want to jump into the STR market game now in competitive markets you better run your numbers conservatively and you need an appealing location and property to be competitive. 

I am waiting to have my PM and Agent do a walk through (he does pretty thorough videos for me as I am an out of state investor).

It's accelerated a lot from there but real estate is and always will be a long-game. 

Horrible idea for many reasons...1) Without a decent down payment ~20%, it's very unlikely you'll cashflow after all expenses 2) Sounds like this would be a highly leveraged property - high leverage when rates are high is a dangerous game to play.

If you are going to do a game room and want it to move the needle then you need to really do it.
