I've offered to rent W/Ds to tenants in the nicer neighborhoods as I can buy a used set for $40 and rent them for the same price per month, but the tenants typically have their own.I'm also entertaining the idea of getting a whole house service contract for all appliances including the AC, plus plumbing.

@Henry Clark- Yes, your ideas are pretty much exactly what the engineer recommended after he inspected the property.  

I also like to cross-reference that data with Facebook marketplace, craigslist, Zillow and apartments.com listings to get a really good idea of expectations for rent in a specific area.

What kind of calculations should I use to determine whether or not this is a good idea?
