I am speaking to the commercial real estate sector (triple net and multifamily) exclusively.Business is as good as it has ever been.Data means more when you drill down to the local markets and asset type you are investing in or helping people transact.

I get calls from people exiting residential to move to the commercial space or MF.Many later on in life sell off and go into something hands off like triple net leasing for estate planning and retirement or they sell off their paid off multifamily on owner finance type deals to keep getting cash flow.

Taking it a step further, the owner of a triple net leased property leased to a credit tenant for a long period of time has passive income.

@JT Spangler I doubt he bought a duplex in PDX for 85k ... duplex 's here would be double to triple that with not much greater monthly income.
