Have you ever tested for toxic materials? 

IF toxic materials needed to be dealt with, I'm estimating $7k based on a few quotes I've received, and this would push me closer to the breakeven point at the ARV. 

The reason I bring this is up is many people will tell you "sure, sure I will invest with you when you find a property" and then when you do find the deal, some people just poof disappear from the face of the planet 🤔(first-hand experience here lol).  

That type of price movement happens from time to time, but even the most sophisticated investors on the planet can't reliably forecast or force an appreciation rate like that.Your head is in the right place. 

I am literally one of the biggest dog lovers on the planet and have no issue accepting pets as long as I am protected A side note is I do offer to allow them if the prospective tenant obtains insurance to protect me.

Hi Sam,Trying to project what a lender will do in a future downturn is purely academic.Things are probably being propped up now by the "governments" of the planet in one way or another due to COVID.We already know the US Govt. manipulates the stock market prices on the fly.As far as the lenders are concerned, from a business standpoint, they will probably make good business decisions, unless they are shut down and taken over by another lender.What are good business decisions (???)
