You can hold the tenants responsible in that way.But to echo what the folks here are saying, sitting down and having a conversation with either party regarding their break-up and the present situation would be a no-go for me.

Even with vetting guests, they still sometimes break the rules and bring large dogs or have parties. 

The food part is one thing, but charging them rent is another.I'd also check if the three are relatives or if they lied. 

Hello Jennifer,For Seller Financing, you would write your offer just like you would with 3rd party financing.I would think that Florida Real Estate Commission has a Seller Finance Addendum to add to your contract, on the addendum you would fill out the terms you are proposing. 

I ordered a 3rd party inspection and a list of items came back that needs to be (leaking pipe under sink, rodent infestation in the attic, downspout that needs securing, sewer vent pipe out to the attic, missing smoke detectors in a unit, loose material from basement wall which can compromise foundation if not fixed, etc...).

In Texas, you're required by law to advise the seller (and end buyer) in writing that you do NOT intend to close the purchase but will instead assign the contract to a third party.
