I am a rookie with only 1 rental property as a house hack and I was using rent redi as my payment software until I realized that it charges the tenant a 10 dollar fee every time so goes and pays rent and I don't like that at all if I already paying them every month through my pro membership.

Done right and you live with little to no out of pocket expenses possibly even make a.few bucks, you realize some equity and leverage the equity down the road for your next investment.  

Understanding Cash Flow vs Appreciation was big for me and I realized I was getting a single perspective from an agent a few years ago.

We were not getting a ton of leads and I quickly realized the PM just posts on Zillow and waits so I started hustling on FB market place and commenting on other people's post in the local Facebook groups.Lot of junk applications but did start to grab quality tenants.

I can be very vulnerable and realize this in myself.

Finally, I realized I just had to commit to one, and I landed on doing a BRRRR. 

Throughout May as I was working through my classes and started to learn more and more I realized that this is something that I not only enjoy learning about but also think I'd be great at it.

I don't see anything wrong with that as an investor hearing that realizes that they may own 1% or 50% of that deal.

I realize that this post is from 7 years ago, BUT if you ever need someone licensed in both states, I also have access to the MLS in Illinois and Northwest Indiana and own properties in the area :) NWI is an amazing place to invest and I am now trying to sell some of my Chicago properties to go all in Northwest Indiana 😃

You can expect complaints from the neighbors once they realize teenage kids are rotating through.
