If the municipality decides to stop allowing this because hotel folks convince them it is making them non-competitive or the land use code is changed to disallow things your business economics can evaporate over night.  

Spend thousands for flight and hotels to travel there.

My parents owned an apartment complex, several SFHs and even a hotel at one point.

It was summer the sun was shinning it was fungot the locals tour of the tar sands operations pretty amazing stuff.I wonder whats happening in Frack ing North Dakota.there was a bunch of guys selling hotel rooms to unsuspecting Aussies 3 years ago promising 45% returns.. of course the Aussies not knowing any better jumped on board.

I.e You would also have to be mad at every hotel that used their nicest property on a television commercial to represent their lackluster properties, or anyone on BP who advocates constantly leveraging property to buy your next property.#3 Atrociously Expensive. is the one that draws the greatest ire, and I'm really not sure why since the entire BP boards existence is predicated on the notion of an industry that specializes in selling at a profit, or servicing for fees.

And how can you be enough of an expert in so many asset classes (SFR flips, office buildings, MHP, hotels, apartments, etc...) that you can do proper due diligence on each deal?  

I live in an area that gets a lot of tourism & winter visitors plus we have a couple events a year that book the hotels & vacation rentals solid.
