You should not be guessing or speculating on the value.

In my opinion that is speculative investing, and I am not much for gambling.

Builders are speculating, and quite accurately in my opinion, that the area will get turned around.

I have kept a particular eye on the expansion of the Silver Line near Tysons and Reston, but have tried to not focus too much on that since I figure I best figure out investing before I figure out speculating!

Here are the figures of a property I am wanting to wholesale:ARV: $130k * 70%= $91k- $15k in repairs= $76k- $5k wholesale fee= $71kNow the 15k in repairs is speculation because I am going to see the property on friday but the seller said it does need some work(its about 1830 sq ft).

I will still need to look over the numbers and decide if this is financially wise for my business.If anyone has attempted this or would like to speculate on if it would work I am open to your thoughts.

Some investors I work with don't want to buy anywhere they don't trust their mother living, some don't care as long as the cash flow makes sense, and others are buying, speculatively, near where new development is taking place.As for Little Haiti, it really comes down to your preference.

It is called real estate investing not real estate speculation.
