Does it have high turnover, constant late payments, nice and stable?

I’ve never looked at appreciation as a stable investment strategy, only a byproduct of the overall investment. 

No, it is not stable enough yet. 

Longview is a stable market with reasonable appreciation expectation.

Once you get it down to a more reasonable amount you can then look at saving the cash you need to invest and be in a more stable situation before it is completely paid off.

I purchased and re-positioned a 29 unit stable 1990 C+ class apartment community with affordable rents and I have been investing passively in value add affordable mobile home park communities.Of all the market forces discussed on BP, the affordable housing shortage is the one undeniable force and it likely will not be solved in my lifetime.

After getting my licenses as a Nurse my pay is stable and i should easily clear 55k this year based on the hours and pay i am currently being payed at my hospital job. 

If that is also your goal you will find more stable tenants and consistent rent.  

Realize this is the historical norm and if the future behaves similar to the aggregate of the last 60 years this is by far the most likely scenario.Property is fairly stable: Tenant purchases and has some of the rent applied to the purchase.
