Yes, I've had tenants send nice gifts (not expensive, one lady sent 2 pillow cases she sewed designs on) pot holders, ink pens, after shave, little stuff sent with nice intentions.

Then refine the data , figure out what properties are under the same ownership ( i.e. same mailing address...) merge those and then shave off anything that is too small for what you are looking for ..... good luck . 

Stick with whites and creams.

We went with cream  to brighten this one up....and chocolate front door and garage door (not in picture below as it's out of date).  

I receive a birthday greeting and coupon for an ice cream cone every year from my insurance agent.

Shave off a small amount on the top of the door so that everything lines up.

Nothing will replace field experience though and a scrupulous mentor can shave years off of your learning curve.

It's a shame as there's some wonderfully built homes and small businesses around there (Taggart's Ice Cream & Kennedy's BBQ!)
