Investing in Canton Ohio? Good or bad idea?

I’m looking to buy my first rental, I’m based of out Southern California and I’m looking to invest out of state since houses and just to expensive here. I found an off market duplex in canton Ohio that Is currently rented out. Produced about $1200 a month, tenant are on their first year lease, both units were remodeled within the last 1-4 years. New floors, bathrooms kitchen etc. I do currently manage my parents triplex since they are older now so I have some experience dealing with tenants and screening. Is canton Ohio a good area to invest with rentals in? Property is located in the “Summit” area of town a few blocks away from the presidential McKinley library & Museum. This is an off market deal, I’m looking at around $37k for the duplex. The price sounds great for me coming from California but I don’t know if it’s too expensive for the area? Is Canton ohio a good city to invest with rental? Any feedback would be appreciated.

This is likely in the worst part of town that we refer to as ‘little Detroit.’ 37k multi family homes are abundant here. What’s not abundant is on time rents unless on section 8. We have found over the last few years that even though we are local, we still can’t make money off of these. Tenants are impossible, Vacancy is high and the turnover takes forever after the smha tenants destroy the remodel. We have sold all units in these neighborhoods for a much better experience north of 30th st. Good luck and dm if you need help!
