I'm sure all this is trial and error but I just want to make sure I'm getting good info. 

You’ll have some trial and error along the way but you’ll learn as you go.As far as what’s in David Greene’s book, I think it’s good in a way but it glosses over a lot of the details and finer points.  

Maybe they are great, what side are you going to error on?

I kicked aside other competitors that have been doing this for 15 years.paying some SEO company thousands of dollars a month.. and they got slammed over by a rooky HAAAAA HA HA snort. no no sorry.

Anyway, this is my first flip so I am a newbie, make no mistake, I know I have made plenty of mistake and errors up and til this point in my flip but hey that is the price of admission into the wonderful world of REI!

Should the lender pay this fee since the error was not on my end or the sellers?

It was a combo of area, bad PM, and me being a rookie.

Many rookies simply say the wrong thing and don’t understand that even some innocent, “seemingly beneficial” statements are actually very illegal.
