If there is no Operating Agreement then authority can be demonstrated through an LLC Certificate identifying all current Members along with a Resolution authorizing the conveyance and appointing a signatory.

Contractors often get burned and don't get paid, so I make sure I pay them a little along the way so they don't feel they'll be on the hook either.Hope you find some resolution on this!
