Make sure you are dealing with a reputable contractor or keep looking till you find one.

They had a tub faucet repair and the plumber charged $65, fine, then everytime a repair is done- the management company charges me  $487 to supervise the work of a reputable A+ company!

You need to set them up to expect failure.I am not saying you will fail, but there is a lot that can go wrong and ruin their reputation.

To get it at short sale, the seller going through the foreclosure would have to be convinced it is the more favorable option pretty soon and choose to sell at a lose than risk the consequences of foreclosure.

@Mounish Thatikonda, while I can't speak in too much detail about the financing side, I will note that I have never built a house, but had talked to lenders in the past, and they were willing to finance a new construction house for me with full personal guarantee and a reputable builder contracted to manage the construction.  

More so, going under contract and backing out on someone is a bad look and not one you want affecting your reputation starting out as a wholesaler.

I know mobile home has a bad reputation therefore not that many people are doing it and the competition is not that big.
