So I went it alone and it has molded and been the reason for my more rapid growth in investments. 

If you sell and want to buy a rental home in county areas near Huntsville where the price has not inflated so rapidly, those area rent very well.

Suddenly things started breaking loose and I rapidly started making progress (or at least if felt rapid).

We keep BRRRRing because a) we've sought rapid portfolio growth and b) all have penciled out as more than $200/mo cash flow (to start), c) we're seeking the longer-term returns, i.e. we do not need the cash flow today.If we can find them--they are harder to find these days--we buy them.  

The area is also growing rapidly.

Indy is similar to Columbus with prices and growth but I personally like Columbus better for its growth with new companies moving here and its tech space rapidly growing.

We are doing new builds in FL right now that cash flow day one, have the opportunity to have equity (and yes more than your downpayment) day one, as well as being in a rapidly growing market. 

The nature of evolution means that it doesn't stay like that for long and we know that it can only get better from here.

Also, do not rely on the rapid increases resulting from COVID; these increases are not sustainable.
