Personally I would just get the proper licensing and insurance if I wanted to manage properties for others. 

Looks like you have done your research and are on the up path in getting your portfolio going. 

I can provide support of checking in on contractors, staging rental properties, walk potential leads to give you an idea of the property in person or what the area is like, meeting with agents, and drafting scope of work for projects. 

I’d recommend checking local investor groups or networking with other landlords in Memphis to get recommendations for more competitive options.One company I’d personally recommend looking into is RiverTown Realty.

I personally own properties in these areas, and they’ve been performing well in terms of cash flow! 

Personally, if the property is in a bad area, this will give you headaches no matter what.

And always check social media for red flags and I agree with Vince, always meet a person.
