Anyone have any dealings with an outfit called USRES? 

They are a smaller outfit, but have been around a while and also have access to a network of subs too...

Once you buy the house, that rehab time is vacancy - unless you are buying from a good turnkey outfit that ensures you don't close until the rehab is done.

All the Markets that have been mentioned in the post  have been the focus of turnkey out fits for years.

If it's older, it could cost more to bring it to code, outfit for a use, etc. 

You will learn more joining a construction outfit, property management company or a Realty company.Wholesaling takes as much or more experience than most entry level jobs, and you need a lot of money for marketing. 

I have tried RE agents but never got very far with them and later tried to work with a RE investor marketing / wholesaling outfit.

I have been quoted as high as 20-25k for drain tile by the "big" outfits, but in my Berwyn, IL flip last year I was able to get the drain tile done for $3,500 by a local plumber.

To address the above you can get a Rain city capital, merchants mtg, veristone, or many other local and regional HML outfits to structure the loan all inclusively (as one note 1st position deed of trust) to pay for the purchase, the rehab, and the carry costs.
