I work with several nationwide wholesale lenders that offer these loan programs but as the previous poster pointed out, they come with different features and restrictions. 

I have thought about partners and guys at work have expressed interest I just don't want to ruined work relationships if something were to go wrong with the deal or I couldn't keep up my end for some odd reason.

Deals will oddly come your way every now and then!  

Look at the number of rentals, restrictions, occupancy rates and run your own numbers on what it might do. 

Those can do very well as long as HOAs dont restrict them.
